This ground-up development by Oestreicher Properties and GPB Capital Holdings, LLC, and designed by Morris Adjmi consists of 48 one to three-bedroom homes. The project scores high in almost all factors that determine value in a NYC residence. The location, choice of materials and design details in the homes along with thoughtful amenities, beautiful layouts with smart pricing makes this one of the best value plays in Brooklyn. 211 Schermerhorn should be a model for all other Brooklyn developers.

The building façade is of handmade Peterson brick. Peterson is a company from Denmark that has been making bricks since 1791. They are still made by hand, and every block has a thumbprint on it from being pushed out of the mold. With 8’ x 8.5’ casement style windows this building not only keeps in line with the areas’ architecture, but it also adds new architectural history to Downtown Brooklyn/Boerum Hill.

The property offers a variety of layouts and floor plans, all are very well thought out. These Morris Adjmi-designed homes have open kitchen/living/dining room areas. Some homes feature gallery-style bedroom layouts; many have balconies, some even have a windowed office or home storage space off the entrance foyer. There are lots of walk-in closets. All residences have a full-sized Bosch washer/dryer package and are designed with entrance foyers, a testament to the designers for planning this out.

The kitchens are classic and minimalistic; the cabinets have recessed handles. Kitchens feature solid white oak custom integrated cabinetry, Bertazzoni, Liebherr, and Wolf appliances all with vented hoods (another sign of thoughtful planning/design) and Lefroy Brooks fixtures. Neutral tones adorn the kitchen, and there is a large pantry as well as ample cabinet space. A refined but appreciated design detail in the kitchen is a marble shelf above the range.

The baths are also minimal and classic with custom medicine cabinets, wet rooms in the master baths and tubs in the secondary bathroom. Even the one-bedroom homes have his and her sinks, a sign that Morris Adjmi Architects truly considered a diverse range of buyers and lifestyles.

Kitchens and baths are adorned with various types of honed marble (Carrera and Calcutta). Abundant recessed LED lighting is featured throughout along with vertical zoned heat pumps resulting in quieter and energy efficient residences. Penthouse ceilings measure 10’ and all other floors have 9’ ceiling heights. All three penthouses have private rooftop terraces with barbecues and kitchenettes. There are two garden residences that have a spectacular outdoor backyard.

For a 14-story building, 211 Schermerhorn certainly has a “high-rise” package of amenities. A rooftop deck with barbecue grills, a kitchenette, seating, and of course some views. The amenity floor includes 13’ coffered ceilings, billiards, children’s room, gym and yoga room, laundry, bike storage, wet bar, and media room. For a boutique offering, this is an excellent amenity package. One design detail to call out are the coffered ceilings on the amenity floor. It adds a sense of luxury and prewar stateliness to the floor.

The new 211 Schermerhorn is a model for development in NYC. The architecture is unique and offers great light into the homes and views out. The choice of materials gives rich architectural detail to the building. The homes are all well laid out with great air/flow for maximum use of space, feature superb design details, with a classic prewar-like aesthetic that will never go ‘out of style.’

Another example of the well thought out design is there are two elevators in this building. For a fourteen-story building that is a lot, considering there are only four units per floor max. The best part of the offering at 211 Schermerhorn is the price. There is a lot of value here. As the market continues to shift, projects like 211 Schermerhorn will continue to win.
